“Residents have almost unanimously opposed these plans due to the added dangers of the driveway on a hazardous stretch of Mildred Ave., the lack of adequate setbacks off of public land, the extreme height (much taller than any homes in the Silver Triangle or Washington Way.), and the extreme density of the plan,” wrote spokesperson for VeniceforAll.

Venice Coastal Zone Specific Plan
Height of 522 building is 33.7 and 40 with roof access. Venice Coastal Zone Specific Plan for that area is 25 feet for a flat roof and 35 for a varied roof. Roof access is an additional figure. Using the dedicated land and 35 percent bonus, the unit count is 15.
