Firestone Walker LLC group will present their “brewpub” plans for the property, formerly known as Sizzler, World Gym, at 6:30 pm Tuesday, 3 December on site in the restaurant facility at 3205 Washington Blvd., mainly for Triangle residents but for all who will be affected.

Property in question is officially at 3223 Washington and includes eight lots that span the block from Carter to Stanford Avenues. The property also includes three R-1 lots on Carter.

The presentation is a “neighborhood outreach” requirement of the Land Use and Planning Committee of the Venice Neighborhood Council. Next step will be going before the Land Use and Planning Committee.

Firestone Walker plans to have a micro-brewery with a restaurant and a retail sales area. Restaurant area will be the 8401 square-foot building and the two-story building of 4580 square feet will be an office, brewery, and offsite sales area. The restaurant will seat 157 inside with a 52-seat outside patio.

The company is requesting two conditional use permits (CUP):

1) To allow onsite sale of beer brewed on site (brewery at two-story building) at an existing 8401 sq ft restaurant/brewpub with a 157 interior seats and a patio with 52 exterior seats.

2) To permit the offsite sale of beer brewed onsite at an adjacent office/retail facility of 4580 square feet.

Hours of operation will be from 7 am to 11 pm. Update is unable to determine whether hours are for the offsite beer sale only or for both.

Parking will be the three R-1 lots on Carter with the Stanford/Carter alley used as an entrance/exit. Parking that was available between the two buildings will be approximately 15 with the three Carter lots providing approximately 61 spaces for a total of 76. These parking figures are estimates only.

Last time property was used as a restaurant, the two-story building was not present. The restaurant used all the area to Carter in addition to the three lots on Carter for parking.
