LUPC To Hear Firestone-Walker Brewery, Abbot Kinney Hotel, and 1414 Main Wednesday

Land Use and Planning Committee (LUPC) will hear three projects Wednesday that could/would/will undoubtedly change the face of Venice.  The LUPC meet starts at 6:45 pm at the Oakwood Recreational Center, 767 California.

Firestone-Walker brewery plans to have a restaurant-brewery near the corner of Lincoln and Washington Blvd.  It will be its first time to go to the LUPC. Originally, Firestone-Walker proposed to stay open no later than 11 pm; revision shows 2 am. The meet and greet 3 December also stated 11 pm for restaurant and 6 pm closing for retail.

“The hour change, changes the picture that Adam Firestone painted of his restaurant-brewery from research and education to another beer bar with a brewing gimmick,” said Reta Moser.  “I will do what I can to slip the LUPC meet until the neighborhood is fully aware of time change.”

From LUPC documents … The applicant has revised their application to extend the hours of operation and address LAMC restrictions which deal with Commercial Corners/Mini-Malls.

Revision states: “At the request of Staff, it was requested that the applicant product a study of the other restaurants and bars in the immediate area. My request was founded on the fact that it is very hard for new restaurants to succeed and that the original hours of operation requested seemed to be very early which might create a negative disadvantage on the applicant to have a fair chance to operate as other similar businesses do in the area. As a result the applicant produced a study that clearly shows ALL other restaurants/bars in the area are indeed entitled to be open until 2AM daily.

The applicant is requesting to use the existing office building for a retail store. The products which will be offered in the store will either be produced by the applicants business or used to promote the brand(s) of the business (logo items such as tee-shirts, beer mugs, etc.). LAMC requires findings to be made when a retail store will be located on a corner. These revisions to the application address these City requirements and will not have negative impacts on the neighboring community based on the overall project description in the Staff Report. Note: Staff is recommending NO signage which might be considered as advertising and is visible from the exterior of the any portion of this project will be allowed.”

Formerly it was a 92-guest room hotel with spa; restaurant and other amenities. Revised permit states mixed-use apartment hotel. Project consists of two phases. The first phase consists of 67- room hotel with two apartments. Second phase is proposed to contain an additional 18 rooms. Hotel has a “partial” fourth floor.

Change says “Density bonus (off-menu) with 5 incentive requests; SPP; CDP; Mello act compliance review to develop a 46-feet / 4-stories; 91;968 square foot; mixed-use development.

Master plan states 26 residential condominiums (4 low income), three ground floor residential units, one subterranean commercial unit, and 242 parking spaces. Proposed height is 46 feet and building floor area is 33,187 square feet.
