Years ago we had condominiums. Many legal battles ensued. Planning developed a small-lot subdivision ordinance. This ordinance gives owners more exclusivity to ownership than does condominium ownership. It allows for extra units when lot size warrants. Ordinance does not apply to properties zoned R-1 and R-2.
In Venice it has been a heyday for developers in the RD1.5 lots of over 5000 square feet, which is that area mainly north of Venice Blvd to the line. Neighbors have said that developers are building to the lines without thought for the scale of the neighborhood, parking is tandem, etc.
A group has started a petition to put a moratorium on these small lot subdivisions
