Two highly contentious cases–320 Sunset and Kim’s Market on Mildred will be heard along with 2404 Boone and the two single-lot subdivisions introduced last week at 665 Vernon and 672 Brooks. The meet will be Tuesday (7 Aug) from 6:45 to 9:45 at the Oakwood Recreation Center, 767 California.
The two single-lot subdivisions had the same plans for each address. It was stated that each location had to have a separate motion.
The project at 2404 Boone is a demolition of a single family home and desire to build a two-story, 2956 sf house with two-car garage on 3599 sf lot. Builder has height at 33 feet, 10 inches. There is a Mello determination.
320 Sunset
The 320 project is a bakery that has evolved into a bakery with retail plus a full restaurant with full liquor license for onsite sales and offsite beer and wine. The building is approximately 5000 with a service floor area of 900 square feet. Owner plans to seat 90 patrons-25 indoors and 65 within an outdoor patio next to the alley that abuts RD1.5. There is no parking other than owner’s statement that he has parking credit for 20 spaces. Owner does have a lease on lot next door.
The project at 600 Mildred is Kim’s Market. Owner wants a change from a 1613 sq ft market/deli with take out to a restaurant with 600 sf service floor area with 32 indoor seats and 48 outdoor seats. They also want a full line of alcohol for onsite and offsite sales. Parking is proposed for the City lot in the median of Venice Blvd, where the Farmer’s Market area is. Planned hours of operation are 7 am to midnight, seven days a week. There claim is they only need 7 parking spaces.
At LUPC outreach meet, owner stated seating would be 24 indoor and 36 outdoor. Hours of operation would be Sunday thru Thursday 7 am to 10 pm and Friday and Saturday 7 am to 11 pm. Patio would close at 10 pm every day.
